Located in Hilir Sungai Kluang 2, Bayan Lepas in the southern part of Penang Island, the industrial area is home to MNCs such as Intel, Dell, HP and many others, according to real estate agent and director of CBD Properties Penang, Jerome Eng Sitt Tatt.

The current tenant is a Japanese precision automation company while the former tenant was a German company.

“The local owners have no problem renting out the lot at a good rate because of its location.

“This area is a technology hub with many MNCs. Properties here receive good rental yields of between 7% and 9%,” Eng told

He added that the industrial area is located less than 10km from Penang International Airport and is accessible via Penang’s second bridge — Jambatan Sultan Abdul Halim Muadzam Shah — which is less than 3km away.

There is only one available listing on, showing the asking rental for a 60,000 sq ft 2-storey factory at Jalan Sungai Kluang at about RM108,000 per month.
