He considers this a good deal for both buyer and seller as the selling price is slightly below the current market asking price while the seller has enjoyed good capital appreciation over the years of holding the unit.

Woo and Ho Chan Foong from MIP Properties have concluded the deal with a selling price of RM1.23 million or RM714 psf.

Ho said the easy accessibility to major hubs in the Klang Valley is another advantage of Kiaramas Ayuria as it is about 13km away from KLCC, 10km away from Bandar Utama and about 22km away from Subang Airport.

According to data from TheEdgeProperty.com, the transaction price (psf) of Kiaramas Ayuria has been rising over the years. Transactions in the first quarter of 2016 (1Q2016) reached an average price of RM780 psf, compared with RM711 in 1Q2015.

The available listings show that the average asking rents at Kiaramas Ayuria range between RM2.50 to RM3 psf. The indicative asking rental yield is about 5%.
